As a Parkdean Resorts Owner, you may be able to earn some extra income by letting your holiday home when you aren’t using it. Whether your priority is flexibility or guaranteed earning, we have two great options to choose from: Your Lets Flexible and Your Lets Fixed.

Your Lets Flexible


With no hidden charges, we pay you 70% of our holiday tariff every time we let out your holiday home.Our most simple option – let us know when you are not using your holiday home and we will let it out to holidaymakers. We’ll take care of everything and your income earned is the tariff paid to us by the guest, minus our 30% commission**.

**Parkdean Resorts does not guarantee a minimum earning as part of Your Lets Flexible. The holiday tariff is the amount paid to us by the holiday guest staying in your holiday home excluding extras such as fishing permits, ski passes, half board, cots, high chairs (if we have provided these), cancellation cover and personal holiday insurance (which are retained by Parkdean Resorts).

Your Lets Fixed


We pay you a guaranteed fixed amount, regardless of whether we let your holiday home out or not. We will agree your income against set dates at the start of the letting period and you can leave the rest to us±.

±Our obligation to pay you the Owner Income (under any Scheme) shall not apply in relation to any period the park is closed (regardless of the reason for the closure).

2022 Lettings FAQs


Yes, you may be able to combine Your Lets Flexible and Your Lets Fixed. Speak to your Owner Experience Team on park to work out what's best for you.

For Your Lets Flexible, we will pay you 70% of the holiday home tariff paid to us by guests, excluding extras. For Your Lets Fixed, you will receive 100% of the agreed income.

The charge covers the marketing and advertising costs, as well as the cost of cleaning.

Please note: We only clean your holiday home in between letting dates where we have booked it, so you must consider this if you are also organising private lettings or visiting yourself.

The holiday home tariff is the amount paid to us by the holiday guest staying in your holiday home excluding extras such as fishing permits, ski passes, half board, cots, high chairs (if we have provided these), cancellation cover and personal holiday insurance (which are retained by Parkdean Resorts).

Your Owner Experience Manager can check what your holiday home will be graded under and then from there give you a potential earning amount should your holiday home be accepted onto a letting scheme. 

Yes. For Your Lets Flexible, we require your holiday home for a minimum of 10 full weeks, of which, 5 of these weeks must be in peak dates, with 3 of the peak dates being in summer peak. For Your Lets Fixed, we require 5 peak full weeks, 3 of which in summer peak dates.

If you are on Your Lets Flexible Scheme you must notify us if you would like to change your Owner Hire Dates. If you have made your Holiday Home available for more than the minimum period specified (see ‘Do I need to provide you with letting dates?’ for more details) and there is no Booking on the date you request, we will honour your request. However, if there is already a Booking on the date you request, your request will be declined. You must give us as much notice as possible if you would like to add more Owner Hire Dates. If your request means you would not be making your Holiday Home available for the minimum period for the relevant Scheme, your request will be declined.

Where we allow you to amend your Owner Hire Dates, we will reserve your Holiday Home for your own use and we will confirm this to you in writing by either email, letter, or by notifying you on the owner portal (when this functionality becomes available). Please check your confirmation and make sure all details are correct.

To request to change your Owner Hire Dates, update your details, make a booking or view your account please contact the Owner Lets Team: Call: 0344 335 3442 (Monday – Friday 9:00 - 17:00, Saturday-Sunday 10:00 – 14:00), email: [email protected] or log into the Owner Portal.

To join Your Lets Flexible, we ask that your holiday home is no older than 2011, and to join Your Lets Fixed, we ask that your holiday home is no older than 2014. If your holiday home is older, we can help you with upgrade options on park.

You must take out adequate insurance to cover loss and damage and public liability insurance for at least £2 million and these insurance policies must be maintained for all the time you are participating in the Scheme. If at any time during the Letting Period your Holiday Home is not insured we would bring our agreement with you to an end immediately.

You must:

a) provide us with copies of satisfactory gas and electrical testing certificates by a competent person for your Holiday Home and evidence of portable appliance testing. Gas and portable appliances must be inspected at least once a year and Holiday Home electricals inspected every 3 years;

b) check the connecting gas hose and gas pigtail is within its expiry date or within five years of the date printed on the hose;

c) have a working fire extinguisher that is inspected annually. We will require proof of this annual inspection;

d) have a smoke detector and a carbon monoxide detector within their expiry date;

e) ensure the steps and any decking are in a good and safe condition;

f) ensure all doors of your Holiday Home are fitted with a turn lock; and

g) ensure the shower head is sterilised at least annually.

As you can imagine, the cleaning process is rigorous, so the removal of unnecessary items such as additional soft furnishings and ornaments that could carry risk is always sensible.

Yes. Because we have customers that may have allergies to dogs, if your holiday home accepts pets we have to advertise it as pet friendly.

Please remember that Your Lets Flexible dates are not guaranteed and should you request a list of your future bookings, these are subject to cancellations and or/transfers. For past bookings, we can provide you with an up-to-date list of your earned income.

Yes. We require 6 weeks’ written notice from you to allow changes. If you decide to let your new holiday home, you must complete a new set of Your Lets Sign-up forms.

All we ask is that you provide your reasoning in writing to us with 6 weeks’ notice. Once we’ve received your notification of removal, we will remove your holiday home from the Scheme 6 weeks after you notify us and we will not accept any more holiday bookings.

If you’d like to join Your Lets Fixed, please contact your Owner Experience Manager on park who will provide you with further information.

Once we receive your completed forms, we’ll check that your holiday home is eligible within four weeks. Should your holiday home require work, your Owner Experience Manager will contact you.

If you’ve not received any correspondence from us after four weeks, please do get in touch.

We will send a statement detailing the breakdown of bookings you’ve had in your holiday home, and your letting income is added to your Owner Account based on the below schedule:

For bookings with an arrival date on or before 30th November 2022

We will credit your Owner Account for any bookings with an arrival date before 14th November 2022 and we will debit the 2023 pitch fee** and we will offset any outstanding rates, utilities and the 2023 pitch fee against your Owner Income.

For bookings with an arrival date between 1 December 2022 and on or before 13th January 2023

We will credit your Owner Account for any bookings between 14th November 2022 and 3rd January 2023 (including festive bookings).

If after debiting your 2023 pitch fee, and paying any other debt owed to us on your Owner Account, you are in credit, then we will pay you the balance or write to you with payment options for the amount due if there is an amount owed to us.

You may find that your income covers your pitch fee, but of course, it does depend on the number of weeks you agree to let your holiday home for and when.

**Unless you have notified us that you are terminating your pitch licence agreement and will be removing your holiday home from the park before the start of the 2022 season.

Payment of any monies owed to you will be made by BACS transfer. Please note - payments will only be made if all prior year balance is cleared and up-to-date.
