The following terms apply to the various companies within the Parkdean Resorts Group. Details of the parks can be found in our registered address – depending on the park, you’ll be entering into agreement with the relevant company.

All caravans and lodges shown on the search results were in stock at the time of publish. All prices, photos and details are accurate to the best knowledge of the content manager, however human error can result in inaccuracies. Should you have a keen interest in a specific holiday home, please call the park to check that it is still available before setting off for your visit. These costs are charged pro-rata, based on the date of purchase. Often, we also include Ramtech System and an Inventory Pack in the price shown online - this will be shown in individual listings. Where we have a FREE pitch fees offer, the fees will be zero. If the fees are not INCLUDED or FREE, they will be charged IN ADDITION to the holiday home price. Ownership experience day appointments
As a potential new owner, we invite you to arrange a visit to come and meet our holiday home experts, and experience the ownership lifestyle first hand. As our guest, you and your family will receive FREE family day passes to enjoy the facilities and entertainment on the day of your appointment. Please note that facilities and entertainment are closed at most parks from the beginning of November, and reopen in March.

30 Day Money Back Guarantee Terms & Conditions
The 30 day money back guarantee is available to all new customers who purchase a new or used holiday home. The guarantee is not available to existing customers or customers who wish to part exchange their holiday home.
Please note that the 30 day money back guarantee will come into effect on 1st July 2016 and applies to holiday homes purchased on or after that date.
How to claim your 30 day money back guarantee
A customer’s cancellation request must be received by the General Manager within 30 days from the date of the handover of the holiday home. The date of handover is that stated on the customer’s handover form.
The request must be made with the use of the 30 day money back guarantee form enclosed within the welcome folder provided to the customer at the time of purchasing the holiday home. Further copies of the form may be obtained from the sales office on the holiday park.
The form must be hand delivered to the General Manager of the park where the holiday home is located. The date of cancellation will be the date the form is received by the General Manager.
Where the form is posted this must be addressed for the attention of the General Manager of the park where the holiday home is located and must be posted via the Royal Mail special delivery guaranteed postal service. Proof of postage must be obtained and retained by the customer. For postal requests the cancellation date shall be the first working day following the date of posting. Any postal requests must be received within the 30 day period.
Any 30 day money back guarantee forms that are submitted to the General Manager via any other method (e.g. email or fax) will not be accepted.
On receipt of a customer’s completed form within the 30 day period an acceptance letter confirming the cancellation shall be issued to the customer.
What happens next
The holiday home must be handed back to us on the day of acceptance. The day of acceptance is the day the customer’s acceptance letter is issued. The keys must be returned to the General Manager on the same day. The holiday home must be handed back in the same condition as when it was purchased. All items, extras or incentives provided at the time of purchase must remain within the holiday home.
Within 21 days of acceptance we shall refund to the customer the purchase cost of the holiday home by cheque less £500 which represents a contribution to the costs we have incurred including but not limited to siting and connections, pitch fees and use of the holiday park facilities.
We reserve the right to deduct further sums from the purchase cost of the holiday home where damage or breakages have been caused to the holiday home beyond reasonable wear and tear.
Where a customer has taken out a finance agreement with a provider introduced by us and the customer has complied with the 30 day money back guarantee terms and conditions the finance agreement will be cancelled at no cost to the customer.
Where a customer has taken out a finance agreement through a third party finance provider not introduced by us the customer is solely responsible for any arrangements with the finance provider and/or any cancellation. We do not accept any liability for any cost or losses incurred by the customer in these circumstances.
Any 30 day money back guarantee form received by the General Manager after the 30 day period will not be accepted. We accept no liability for any losses incurred by the customer where the General Manager does not receive the completed form, for whatever reason, within the 30 day period.
The terms of the 30 day money back guarantee do not affect a customer’s statutory rights.
New customers who complete the purchase of a selected holiday home during 1 January 2025 – 31 October 2025 will not have to pay their pitch fees for the 2025 season.
1. This offer is open to new customers who complete the purchase of a selected holiday home between 1 January 2025 to 31 October 2025 inclusive.
2. New customers are customers who do not own, or have never previously owned, a holiday home on a holiday park operated by Parkdean Resorts.
3. The holiday homes included within this offer are those: (i) marked with the tagline ‘Free Pitch Fees until 2026’ on our website; or (ii) that have a vinyl poster in the window stating ‘Free Pitch Fees until 2026’. These holiday homes are subject to change at the discretion of Parkdean Resorts.
4. Customers who take up this offer will have to not pay any pitch fees for the 2025 season.
5. For the avoidance of doubt, customers will be responsible for full pitch fees for the 2026 season onwards.
6. This offer is available across all pitches and across all parks, subject to pitch availability.
7. This offer is personal to the customer. If a customer sells their holiday home privately, the new owner of the holiday home may be required to pay a part, or all, of the 2025 pitch fees.
8. As well as the cost of the holiday home itself, customers will also have to pay all other costs associated with the holiday home, including but not limited to any costs normally charged in connection with running costs including insurance, electricity, gas, local authority rates and the maintenance of the holiday home such as winterisation and compulsory safety checks.
9. This offer is non-exchangeable, non-transferable and no cash or voucher alternative is offered.
10. Customers are deemed to have accepted and agreed to be bound by these terms and conditions on completion of the purchase of their holiday home.
11. Customers will be required to sign a combined sale and licence agreement. A sample copy can be provided on request.
12. Parkdean Resorts reserves the right to hold void, cancel, suspend or amend the promotion where it becomes necessary to do so.
13. This offer will be governed by English law and customers agree that the English courts will have the exclusive ability to deal with any disputes.

Receive £1,000 off the purchase price of any holiday home purchased at a Participating Park
1. This offer is only available to customers who (i) have never owned a holiday home on any Parkdean Resorts holiday park and (ii) are named on a holiday booking made directly with Parkdean Resorts. The holiday can take place at any Parkdean Resorts holiday park between 20 January 2025 and 31 December 2025 (“Eligible Bookings”).
2. Customers who provide evidence of an Eligible Booking, attend a sales appointment and place a deposit towards a holiday home, on a Participating Park within 60 days of the end of the holiday forming part of the Eligible Booking, are eligible to participate in this offer (“Eligible Customers”).
3. Eligible Customers will receive £1,000 off the purchase price of the holiday home.
4. Eligible Customers must provide evidence of the Eligible Booking on request. Bookings with Parkdean Resorts made via a third party such as Hoseasons will not qualify as Eligible Bookings.
5. Participating Parks includes all Parkdean Resorts holiday parks that offer holiday home ownership. This offer is available across all pitches, subject to pitch availability.
6. Eligible Customers who take up this offer are called Purchasers.
7. Purchasers will have to pay the purchase price of the holiday home and all other costs associated with the holiday home, including but not limited to any costs normally charged in connection with running costs including insurance, electricity, gas, local authority rates and the maintenance of the holiday home such as winterisation and compulsory safety checks.
8. This offer is non-exchangeable, non-transferable and no cash or voucher alternative is offered.
9. - Available to customers who purchase a selected new holiday home, or part exchange into a selected new holiday home, at selected parks between 21 October 2024 and 30 April 2025 inclusive and, as part of the purchase, enter into selected finance agreements with Santander Consumer (UK) Limited.
- Parkdean Resorts will contribute £2,000 towards the deposit that is payable for the following new holiday homes: Victory Silverwood, Victory Ashberry, Victory Stonewood, Victory Bower and Victory Lochwood. This offer is not available on the Victory Lifestyle.

£200 On park Voucher
- This offer is only available to customers who (i) complete the purchase of a holiday home or part exchange a holiday home, (ii) between 14 April 2025 and 30 June 2025 (inclusive) at a participating park (“Eligible Purchase”).
- Customers who have made an Eligible Purchase will receive a £200 voucher, to spend on activities or dining on park. The voucher can be used at our on-park restaurants and our activities and leisure outlets. The voucher cannot be used at Nisa, in our arcades or to purchase premium Wi-Fi (Park Connect+). Restaurants and activities vary by park and are subject to availability.
- The voucher is personal to the customer only. Any remaining credit on the voucher will expire on 31 December 2025.
- The voucher will be sent by post to a customer who has made an Eligible Purchase within 3 weeks of the completion date of their sale. Vouchers will be sent to a customer’s home address.
- Customers must provide evidence of the Eligible Purchase on request. Purchases made via a third party such as a private sale of a holiday home will not qualify as an Eligible Purchase.

The customer will not be entitled to any payment or reimbursement in respect of any unused voucher credit.

Owner Referral Scheme - 2025
CORE: (All parks excluding White Cross Bay, Gatebeck, Fallbarrow, Limefitt and Todber Valley)
A credit of £1,000 (“the Referral Credit”) will be made to the account of an existing Parkdean Resorts’ holiday home owner (“Existing Owner”) for all New Customer referrals made in accordance with these terms and conditions. A “New Customer” is someone who has never owned a holiday home at a Parkdean Resorts holiday park and who retains their holiday home for more than 30 days following completion of the purchase (“Cancellation Period”). Self-referrals are excluded from this promotion. Referral introductions made by an Existing Owner must be received by 31st December 2025. In addition, the New Customer must have completed the purchase transaction of their Parkdean Resorts holiday home by 31st December 2025.
The referral introduction must be made in writing via the completion of the owner referral form and presentation of the referral voucher through the Owner Experience Team or Holiday Home Sales Team on park prior to the New Customer’s holiday home purchase being completed.
