The following terms apply to the various companies within the Parkdean Resorts Group. Details of the parks can be found in our registered address – depending on the park, you’ll be entering into agreement with the relevant company.
Caravans and lodges shown online
All caravans and lodges shown on the search results were in stock at the time of publish. All prices, photos and details are accurate to the best knowledge of the content manager, however human error can result in inaccuracies. Should you have a keen interest in a specific holiday home, please call the park to check that it is still available before setting off for your visit. Our team endeavour to include the following in holiday homes for sale online: - VAT - Standard Pitch Fees - Siting & Connections - Steps & handrails - Fridge - TV Aerial - Axle Jacks - Fire Extinguisher - Smoke Alarm Please note: Unless otherwise stated in individual listings, Insurance Premiums, Water and sewage charges and Local Authority rates, will be charged in addition to the price shown online. These costs are charged pro-rata, based on the date of purchase. Often, we also include Ramtech System and an Inventory Pack in the price shown online - this will be shown in individual listings. Where we have a FREE pitch fees offer, the fees will be zero. If the fees are not INCLUDED or FREE, they will be charged IN ADDITION to the holiday home price. We will always make clear which case applies. Always check as well with the park on your no-obligation visit. *Holiday home prices vary between models and Parkdean Resorts parks. Ownership experience day appointments
As a potential new owner, we invite you to arrange a visit to come and meet our holiday home experts, and experience the ownership lifestyle first hand. As our guest, you and your family will receive FREE family day passes to enjoy the facilities and entertainment on the day of your appointment. Please note that facilities and entertainment are closed at most parks from the beginning of November, and reopen in March.

30 Day Money Back Guarantee Terms & Conditions
The 30 day money back guarantee is available to all new customers who purchase a new or used holiday home. The guarantee is not available to existing customers or customers who wish to part exchange their holiday home.
Please note that the 30 day money back guarantee will come into effect on 1st July 2016 and applies to holiday homes purchased on or after that date.
How to claim your 30 day money back guarantee
A customer’s cancellation request must be received by the General Manager within 30 days from the date of the handover of the holiday home. The date of handover is that stated on the customer’s handover form.
The request must be made with the use of the 30 day money back guarantee form enclosed within the welcome folder provided to the customer at the time of purchasing the holiday home. Further copies of the form may be obtained from the sales office on the holiday park.
The form must be hand delivered to the General Manager of the park where the holiday home is located. The date of cancellation will be the date the form is received by the General Manager.
Where the form is posted this must be addressed for the attention of the General Manager of the park where the holiday home is located and must be posted via the Royal Mail special delivery guaranteed postal service. Proof of postage must be obtained and retained by the customer. For postal requests the cancellation date shall be the first working day following the date of posting. Any postal requests must be received within the 30 day period.
Any 30 day money back guarantee forms that are submitted to the General Manager via any other method (e.g. email or fax) will not be accepted.
On receipt of a customer’s completed form within the 30 day period an acceptance letter confirming the cancellation shall be issued to the customer.
What happens next
The holiday home must be handed back to us on the day of acceptance. The day of acceptance is the day the customer’s acceptance letter is issued. The keys must be returned to the General Manager on the same day. The holiday home must be handed back in the same condition as when it was purchased. All items, extras or incentives provided at the time of purchase must remain within the holiday home.
Within 21 days of acceptance we shall refund to the customer the purchase cost of the holiday home by cheque less £500 which represents a contribution to the costs we have incurred including but not limited to siting and connections, pitch fees and use of the holiday park facilities.
We reserve the right to deduct further sums from the purchase cost of the holiday home where damage or breakages have been caused to the holiday home beyond reasonable wear and tear.
Where a customer has taken out a finance agreement with a provider introduced by us and the customer has complied with the 30 day money back guarantee terms and conditions the finance agreement will be cancelled at no cost to the customer.
Where a customer has taken out a finance agreement through a third party finance provider not introduced by us the customer is solely responsible for any arrangements with the finance provider and/or any cancellation. We do not accept any liability for any cost or losses incurred by the customer in these circumstances.
Any 30 day money back guarantee form received by the General Manager after the 30 day period will not be accepted. We accept no liability for any losses incurred by the customer where the General Manager does not receive the completed form, for whatever reason, within the 30 day period.
The terms of the 30 day money back guarantee do not affect a customer’s statutory rights.
IOW ferry offer
**This offer has been extended until 31 August 2026, all other terms and conditions remain the same**
1. This offer is only available to new customers who purchase a holiday home at one of the following holiday parks: Lower Hyde, Nodes Point and Thorness Bay (referred to as Participating Parks).
2. A new customer is someone who has not owned a holiday home on any park operated by Parkdean Resorts before, whether the Participating Park or not. These people are referred to as Eligible Customers. Eligible Customers who take up this offer are called Purchasers.
3. This offer is only available from 26 January 2026 to 31 March 2026 inclusive (the Offer Period).
4. All Purchasers who, during the Offer Period, complete the purchase of a caravan, which is to be sited at the Participating Park, will receive a £500 voucher to spend with Wightlink Ferries (the Voucher).
5. All Purchases who, during the Offer Period, complete the purchase of a lodge which is sited at the Participating Park, will receive a £1000 voucher to spend with Wightlink Ferries (the Voucher).
6. The Voucher will be cancelled in the event the purchase of the holiday home is cancelled and/or terminated for any reason.
7. The Voucher is only valid for 2 years from the date of purchase of the holiday home. 8. The Voucher is subject to Wightlink Ferries’ terms and conditions, which can be found at www.wightlink.co.uk/terms.
9. This offer is personal to the Purchaser only. This offer is non-exchangeable, non-transferable and no cash alternative is offered.
10. Purchasers are deemed to have accepted and agreed to be bound by these terms and conditions on completion of the purchase of their holiday home.
11. Purchasers will be required to sign a sale and pitch licence agreement, and a sample copy can provided on request.
12. Parkdean Resorts reserves the right to hold void, cancel, suspend or amend the promotion where it becomes necessary to do so.
13. This offer will be governed by English law and customers agree that the English courts will have the exclusive ability to deal with any disputes.

Owner Referral Scheme - 2026
CORE: (All parks excluding White Cross Bay, Gatebeck, Fallbarrow and Limefitt)
A credit of £1,000 (“the Referral Credit”) will be made to the account of an existing Parkdean Resorts’ holiday home owner (“Existing Owner”) for all New Customer referrals made in accordance with these terms and conditions. A “New Customer” is someone who has never owned a holiday home at a Parkdean Resorts holiday park and who retains their holiday home for more than 30 days following completion of the purchase (“Cancellation Period”). Self-referrals are excluded from this promotion. Referral introductions made by an Existing Owner must be received by 31st December 2026. In addition, the New Customer must have completed the purchase transaction of their Parkdean Resorts holiday home by 31st December 2026.
An Existing Owner may refer a New Customer to any Parkdean Resorts holiday park, regardless of the park at which the Existing Owner owns their holiday home. The value of the Referral Credit is determined by the holiday park at which the New Customer purchases their holiday home. Where the New Customer purchases a holiday home at a holiday park other than White Cross Bay, Gatebeck, Fallbarrow or Limefitt, the Existing Owner will receive the Referral Credit of £1,000 as set out in these CORE terms.
The referral introduction must be made in writing via the completion of the owner referral form and presentation of the referral voucher through the Owner Experience Team or Holiday Home Sales Team on park prior to the New Customer’s holiday home purchase being completed.
The Referral Credit of £1,000 value for each New Customer that buys a holiday home is credited to the Existing Owner’s account with Parkdean Resorts and cannot be exchanged for cash. The purchase of the holiday home to a New Customer following a referral must be fully complete and the New Customer must not have cancelled their sale during the Cancellation Period before the Referral Credit will be payable to the Existing Owner..
The holiday home purchased must be from Parkdean Resorts’ own stock. Private Sales are excluded from the Owner Referral Scheme. The Referral Credit could take up to 6 weeks from completion of the sale to be credited to the Existing Owner’s account. Parkdean Resorts reserves the right to withdraw, suspend or amend this offer at any time. The following holiday parks are excluded from the £1,000 Referral Credit; White Cross Bay, Gatebeck, Fallbarrow, Limefitt.

Free Pitch Fees for 2026 Season – New Customers only
Full Terms
- This offer is open to all new customers who complete the purchase of a selected holiday home between 1 January 2026 and 31 August 2026 (inclusive). Part-exchanges are excluded.
- New customers are customers who do not own, or have never previously owned, a holiday home on a holiday park operated by Parkdean Resorts.
- New customers who take up this offer will not pay any pitch fees for the 2026 season.
- For the avoidance of doubt, customers will be responsible for full pitch fees for the 2027 season onwards at the then current rates for their selected pitch. The 2027 season pitch fees will be billed in late 2026.
- The holiday homes included within this offer are those: (i) marked with the tagline ‘Free Pitch Fees until 2027’ on our website; or (ii) that have a vinyl poster in the window stating ‘Free Pitch Fees until 2027’. These holiday homes are subject to change at the discretion of Parkdean Resorts.
- This offer is available across all pitches and across all parks that offer holiday home ownership, subject to pitch availability.
- This offer is personal to the customer. If a customer sells their holiday home privately, the new owner of the holiday home may be required to pay a part, or all, of the 2026 pitch fees as applicable.
- As well as the cost of the holiday home itself, customers will also have to pay all other costs associated with the holiday home, including but not limited to any costs normally charged in connection with running costs including insurance, electricity, gas, local authority rates and the maintenance of the holiday home such as winterisation and compulsory safety checks.
- This offer is non-exchangeable, non-transferable and no cash or voucher alternative is offered.
- Customers are deemed to have accepted and agreed to be bound by these terms and conditions on completion of the purchase of their holiday home.
- Customers will be required to sign a combined sale and licence agreement. A sample copy can be provided on request.
- Parkdean Resorts reserves the right to hold void, cancel, suspend or amend the promotion where it becomes necessary to do so.
- This offer will be governed by English law and customers agree that the English courts will have the exclusive ability to deal with any disputes.
